What is a soakaway?

A way for surface water to soak back into the ground.

A soakaway takes surface water — for example from a downpipe or drain — and lets it disperse safely into the surrounding ground, rather than into a sewer.

Not every property has one. If you’re not sure how your surface water drains, we can look at the drainage route with you.

Recognise the problem

Signs a soakaway may not be working.

These can have other causes too, so they’re a reason to have it checked — not a diagnosis.

  1. 01

    Standing water

Water sitting on the ground near the soakaway or drain after rain.

  2. 02

    Slow drainage

Surface water taking much longer to clear than it used to.

  3. 03

    Overflowing

Gullies or drains backing up when it rains.

  4. 04

    Stopped working

Water no longer seems to disperse at all.

What affects a soakaway

Why one can slow down or stop.

Whether a soakaway can be brought back into use depends on several things.

  • Blockage

The drainage route or the soakaway itself may be blocked.

  • Condition and age

Older soakaways can deteriorate over time.

  • Ground conditions

The surrounding ground affects how well water can disperse.

  • Original construction

How it was built affects what can be done with it now.

Assess first

We look at the whole route before recommending work.

We inspect the symptoms, the drainage route, the surrounding conditions and access. Then we explain what we found and what we recommend.

Clearance, repair or replacement

The right answer depends on its condition.

Not every soakaway can be unblocked. We’ll tell you which option suits yours.

  1. 01

    Clearance

Clearing a blocked soakaway or drainage route where its condition allows.

    Blocked but sound

  2. 02

    Repair

Repairing the soakaway or its drainage route where that is appropriate.

    Damage that can be fixed

  3. 03

    New installation

Planned around the site, expected water flow and ground conditions.

    Failed or no soakaway

Common questions

Soakaway questions.

An underground feature that lets surface water disperse into the surrounding ground instead of flowing into a sewer.

It isn’t always obvious. We can look at where your surface water drains and tell you what we find.

Not always. Its condition, age, the ground and how it was built decide whether clearance, repair or replacement is appropriate.

Yes. We assess the site and explain the suitable options before asking you to approve any work.

Yes. New installations are planned around the site, expected water flow and ground conditions.

No. It can have other causes, which is why we inspect the drainage route before recommending anything.
